Calculate rate
How did we calculate this?
Close
The assumptions used in this calculator are as follows:
the loan term is set at 30 years
interest is charged monthly
repayments are made monthly
your Loan to Value Ratio (LVR) is calculated by dividing the amount you'd like to borrow by the value of the property as a percentage
your LVR, purpose of your loan and how you will be paying determines your interest rate
the value of your property is assumed to be the same as the amount you'd like to borrow plus deposit
calculations are based on the assumption that interest rates do not change for the life of the loan
if a fixed rate for 1-5 years is selected this will be applied, after the loan term finishes this will be reverted to a variable rate
it does not consider your ability to make the repayments shown.

Rate types
Which interest rate is right for me?
Your rate is determined by loan purpose, repayment type and interest rate type.
Variable interest rate
A variable rate can increase or decrease over the loan period. Your monthly repayments may vary.
No limit on additional repayments
Redraw available
Reduce the interest you pay with up to 10 offset accounts †
Fixed interest rate
The fixed rate remains the same for a set time. Your repayments remain unchanged during the fixed term.
Choose between 1-5 year fixed terms
Know your repayment amount to easily manage your budget
Up to $10,000 additional repayments per year without break costs 1
Variable + Fixed
You can split your home loan into fixed and variable portions, to take advantage of both interest rates.
Have the certainty of a fixed rate with the flexibility of a variable rate
No fee to split into multiple loan accounts
Offset accounts can be linked to the variable portion of your loan †
What’s a variable rate?
Close
A variable interest rate is where the interest rate can change over the loan period. The interest rate is influenced by a number of factors including the official cash rate and market changes. This means that your monthly repayments can vary, either increasing or decreasing throughout the loan term.
Variable interest rates offer borrowers flexibility and the potential to take advantage of interest rate decreases. When rates are low, borrowers may enjoy lower repayments and potentially save on interest over time. However, there's also the possibility that interest rates may rise, leading to higher monthly repayments.
What’s a fixed rate?
Close
A fixed interest rate is where the interest rate remains the same for a set period of time, ranging from one to five years. This means that your monthly repayments remain unchanged throughout the fixed rate term. At the end of the fixed rate period, the loan account will change to the applicable variable interest rate.
Fixed rate loans may be subject to significant break costs.
Note: Offset accounts cannot be linked to fixed rate loan accounts. The Macquarie Offset Home Loan cannot be fully fixed and the variable rate loan account must have a minimum limit of $20,000.
What's an LVR?
Close
Loan to value ratio, or LVR, is the value of your loan amount as a percentage of the value of your property.
For example, if your loan amount is $800,000 and your property value is $1,000,000 then your LVR is 80%.
Your LVR can change the interest rate you pay. Generally having a lower LVR means you will pay a lower interest rate.
What's a comparison rate?
Close
The comparison rate is used by all lenders to help borrowers compare home loan products.
The comparison rate is calculated by taking into account any fees or charges related to a loan, as well as the interest rate. This helps you work out the true cost of a loan and allows you to compare rates amongst other lenders.
At Macquarie, we don't charge many fees, so our comparison rates are relatively similar to the advertised interest rate.
The comparison rates are based on a loan for $150,000 and a term of 25 years. WARNING: This comparison rate applies only to the example or examples given. Different amounts and terms will result in different comparison rates. Costs such as redraw fees or early repayment fees, and cost savings such as fee waivers, are not included in the comparison rate but may influence the cost of the loan.
Why is the comparison rate higher for the Macquarie Offset Home Loan compared to the Basic Home Loan?
Close
The comparison rate is a rate that is calculated by taking into account any fees or charges related to a loan. The Macquarie Offset Home Loan attracts an annual fee in exchange for the ability to open up to 10 offset accounts, meaning that the comparison rate is higher than the Macquarie Basic Home Loan which has no ongoing fees.
Remember: The interest rate is what you'll be charged, not the comparison rate. The comparison rate is shown to help you compare home loans across lenders inclusive of related fees.
WARNING: This comparison rate applies only to the example or examples given. Different amounts and terms will result in different comparison rates. Costs such as redraw fees or early repayment fees, and cost savings such as fee waivers, are not included in the comparison rate but may influence the cost of the loan.
